Episode Summary

Richard is joined by Corey Nugent, Chief Executive Officer of Resilience Insurance, and Oskar Hicks, Business Development Manager at SHC Insurance Brokers, to unpack Latent Defects Insurance (LDI), a product reshaping apartment buying in Australia with ten years of strict liability cover, well beyond a standard defects bond.

Corey and Oskar explain what LDI actually covers, why it exists alongside independent construction inspections, and how it differs from the two-year defects bonds currently used in New South Wales and Victoria. They walk through the confidence gap driving negative sentiment toward apartment living and share early evidence that buildings with LDI in place are selling faster and at a premium.

The conversation also covers where legislation is heading in New South Wales and Victoria, how the product has performed internationally, and what governments still need to consider as housing supply targets increase. It is a timely look at how insurance could help rebuild trust in medium and high-density housing.
